Government Grant Money For Home Financing and Mortgages

Yes, there is government grant money available in many cities and rural areas. You just have to know what to ask for.  Remember that not all mortgage loan officers know about these or can offer all government grant programs. 

Home Start Government Grant
HomeStart government grant gives you up to $5,000 to use for the purchase of a new home. This grant is for low income families as defined by HUD (email me or call me and I will explain) . To receive the HomeStart government grant, we will look at how much money you have saved in your bank account. You will then receive 3 times that amount in a grant - up to $5,000.  For example, if you saved $1,000, you will receive $3,000.  If you have $1,667 you will receive the maximum amount of $5,000. The home must be your primary residence (no investors or second homes). 

You can use the Home Start government grant for your down payment on your home and reduce your loan by that amount.  HomeStart does not have to be paid back as long as you don't move or sell the home in the first 5 years.  If you do, then the funds may need to be paid back on a pro-rated basis for the time you were there.  There is no restriction on where you buy your home (unlike many other grants) as long as it is in Utah.

City grants and Utah State Government Grants:
Many cities have "own in (your city)" program.  This is money that is available to you from $2,000 to $20,000.  Use this home buying grant to pay for a down payment or closing costs.  Most often this is a true grant, which means the money does not have to be repaid as long the home is your primary residence and you live in the home for a specific period of time.

Her are some Example of Utah home buying grants:

Logan, Utah has up to $10,000
Ogden, Utah has up to $10,000
Davis County has $2,000
Provo, Utah  has up to $15,000
Murray, Utah has up to $5,000
St George, Utah has up to $5,000
Utah Cuonty has up to $15,000
Weber County has up to $10,000

And the list goes on....

Teacher Next Door Government Grant
Teacher Next Door is a government grant where teachers can obtain grants for homes and may be able to buy a home for 50% of the home value.  Teachers must by purchasing a home within the school district in which they teach and may be subject to “targeted areas”.  The home must be the primary residence.

Not much is covered about this program simply because, though a great concept, it is extremely difficult to find a home covered by this program.

Cop Next Door Government Grant
This is the same as “Teacher Next Door” but is a program designed specifically for police officers.

Firefighter Next Door Government Grant
This is the same as “Teacher Next Door” but is a program designed specifically for Firefighters.

Doctor Next Door Government Grant
This is the same as “Teacher Next Door” but is a program designed specifically for Doctors.

Good Neighbor Next Door Governement Grant
HUD has combined the Teacher Next Door, Cop Next Door, Firefighter Next and Doctor Next Door into one program now called the Good Neighbor Next Door.

Down Payment Assistance Programs
Down Payment Assitant programs have all been discontinued.

There are some so called "down payment assistance" programs such as Nehemiah or Neighborhood Gold programs.  There are many with other various names.  Though they are presented as grants or down payment assistance programs they are not a true grant.

The seller of the home must be willing to "participate".  What really happens is that the seller pays the "grant" back from their funds along with an administration fee.  In effect the seller is paying your down payment.  This type of program only works with FHA loans as all other types of loans will not accept the funds.
